David Byrne Buys Chelsea Penthouse

• Musician David Byrne has picked up a new condo in Chelsea. The former frontman of the Talking Heads paid $3.875 million for a four-bedroom penthouse at 231 Tenth Avenue, which first went on the market for $5.2 million back in 2008. [Cityfile]
• After more than a year and a half of price cuts, Karen and David Fleiss have finally unloaded their apartment at 1030 Fifth Avenue. Part of it, at least. The couple first listed the duplex for $47.5 million in June of 2008 before deciding to list the lower floor on its own for $15 million. The price was reduced to $9.95 million back in June. Now they've managed to find a buyer for it. The third-floor apartment was sold for $8.898 million to Richard Duke Buchan III and his wife, Hannah. [NYC Co-op]

A Listing at 1030 Fifth, A Sale on 82nd Street

• Hedge funder John Griffin and his wife Amy, who paid $32.25 million for a full-floor apartment at 1030 Fifth Avenue last year, are selling their old apartment in the same building. Now that they've finished renovations on the new spread, the couple has quietly put their 8th-floor apartment on the market with Serena Boardman for $16.5 million. [NYT]
• The townhouse at 11 East 82nd Street that was purchased by Ron Perelman as a home for one of his executives back in 1996 and was later acquired by private investor Keith Gollust, has gone into contract after more than a year and a half on the market. • Tokyo-born filmmaker Keiko Ibi is switching things up at 15 CPW. Back in July, she put her one-bedroom condo on the market for $3.75 million. Now she's partnered with her 7th floor neighbors, Young-oh and Byungwha Yoon, and they've listed their two apartments together for a combined $10.285 million. John Paulson (Finally) Sells in Southampton

• Billionaire financier John Paulson has finally unloaded his house in Southampton, albeit for about $10 million less than he'd hoped to sell it for. The 7,000-square-foot home, which Paulson picked up for $12.75 million in 2006 and put up for sale for $19.5 million in 2008 before later dropping the price twice, just sold to an anonymous buyer for $9.99 million. • Karen and David Fleiss are cutting prices again at 1030 Fifth Avenue. The couple, who have tried just about everything to sell the 16-room duplex they first listed for $47.5 million last June (including dividing the apartment in two), have reduced the price of the bottom-floor unit from $11 million to $9.95 million. The six-bedroom house with pool table and 70-inch flat-screen—not to mention the sunken tennis court outside, which is perfect for reality TV face-offs—will run you $295,000 for the season. Desperation at 1030 Fifth

• It looks like Karen and David Fleiss are willing to try anything to unload their duplex at 1030 Fifth. The couple originally listed the apartment for $47.5 million last June. They then lowered their price twice and tried selling off just the bottom floor for $15 million. When that didn't work, they took the listing down and lowered the price of the entire eight-bedroom unit to $25 million. But that didn't work out either, so now they've re-listed the bottom floor once again, albeit for a more modest $12 million. [Cityfile, PDE]
• Frederick Hill, director of Berry-Hill Galleries, has sold his two-bedroom penthouse at 43 West 64th Street for $2.55 million. [Cityfile]

The 20 Most Expensive Apartments, Three Months Later

It's been three months since we compiled a list of the 20 most expensive apartments for sale in Manhattan. So what's happened to them since then? Not surprisingly, most of them remain on the market, and several have been discounted substantially since they were first put up for sale. (Just one of the 20 sold successfully, an apartment at 176 Perry that went for 30 percent less than its initial asking price.) The grim market conditions haven't stopped several others from putting their exorbitant homes on the market. Since we put the list together, a 78th-floor penthouse at the Time Warner Center hit the market for $65 million and a $47.5 million listing at 15 CPW surfaced. But if you're interested in seeing what happened to the original 20—and get a glimpse for what's happening to the high-end real estate market as a whole—the results are below.

Another Price Cut for the Fleiss Duplex

• Last June, Karen and David Fleiss listed their duplex at 1030 Fifth Avenue for $47.5 million, later cutting the price down to $39.95 million and then $34.5 million. When that didn't pan out, they tried selling just the bottom floor for $15 million. Apparently that didn't work either, and so now the couple is back to offering discounts. Christine Wasserstein Closes at 1030 Fifth

• Nearly seven months after it was reported that Christine Wasserstein, the second wife of Bruce Wasserstein, had found a buyer for her apartment at 1030 Fifth Avenue, she's finally closed on the sale, albeit for less than its original $34 million asking price. The 11th-floor co-op, which is still listed in Bruce's name on property records, sold to Blackstone senior managing director Prakash Melwani for $27.5 million. [Cityfile]
Denise LeFrak Calicchio has paid $2.55 million for a two-bedroom condo at 255 East 74th Street. [Real Deal]
• Is there no one in the world who wants a faux Roman palace? Victoria Gotti has put her Old Westbury mansion on the market for the fifth time in recent years. The manse is now listed at $3.5 million. [Newsday, Laffey]

Hedge Funder Buys Co-op for $32.5 Million

It's not all bad news for the upper-end of Manhattan's residential real estate market. Hedge fund manager John Griffin, who once worked for Julian Robertson before founding Blue Ridge Capital, and his wife Amy, have paid $32.25 million for a 10th-floor spread at 1030 Fifth Avenue, where Diane Sawyer and Mike Nichols are also residents. The apartment, which wasn't even officially on the market, was owned by private equity exec Richard Schmeelk and his wife Priscilla. [NYO]

Yesterday we shared with you New York City's most expensive apartment rentals, just in case you haven't been killed in the market these past few weeks (or maybe you won the Powerball a few weeks ago?) and have been looking to upgrade to a fantastic apartment without making a long-term commitment. Today we've rounded up the 20 most expensive apartments for sale in the city. Pick up an overpriced co-op on Park Avenue for $30 million and you'll sleep better at night knowing you played a key role in boosting the city's ailing economy! (At the very least, you'll know you paid for a few years of private school for some lucky real estate broker.) One note: This list only includes "official" listings, which means apartments that are only rumored to be for sale (such as Richard Ullman's $75 million penthouse at 15 CPW or Courtney Sale Ross' duplex at 740 Park) aren't represented. But there's plenty of overpriced property to choose from regardless!

Alexis Stewart Puts Her Penthouse Back on the Market

That's the same price she was seeking when she first put it on the market 2007 before pulling it off the market earlier this year.
